What is Title Insurance?
Real Estate has always been considered man's most valuable
possession. It is so basic a form of wealth, that many laws have
been enacted to protect ownership of land and the buildings which
stand on the land.
Title Insurance protects your
most valuable possession by defending your title in court, if
necessary, completely at the title insurance company's cost for
litigation, expenses and settling the claim if it proves valid, in
order to protect your title and keep you in possession of the
property.
Unlike other forms of insurance, the
original title premium is your only cost as long as you and your
heirs own the property. There are no annual premiums to keep your
Owner's Title insurance policy in full force and effect.
Owners Title Insurance insures
the purchaser's interest against the claims of others to the
ownership, use and possession of their real property.
Mortgage Title Insurance is
required by lenders and paid for by the borrower. Mortgage title
insurance insures the priority of the mortgage over the claims of
others against the property. When the loan is completely paid off
this coverage ceases.
For Mortgage refinance customers, we
offer the basic reduced mortgage discounted reissue rate, if
applicable, with survey endorsement coverage, which saves valuable
time and money.
